Zoning Ordinance - Title 14 Zoning Code
WELCOME TO THE ZONING ORDINANCE
This document has been updated and formatted to be more user-friendly and give property owners more control over finding information for their property uses.
WHAT IF YOU WANT TO ESTABLISH A NEW USE IN AN EXISTING BUILDING, YOU WOULD:
- Find your zoning district on the Zoning Atlas.
- If your property is in a base district, look at Chapter 3 Districts to determine whether the use is allowed.
- If your property is in an overlay district, go to Chapter 4 Overlay and Special Districts to determine whether the use is allowed.
- Consult Chapter 5 Development Standards for additional information related to your project.
WHAT IF YOU WANT TO MODIFY A BUILDING OR DEVELOP A NEW BUILDING, YOU WOULD:
- Find your zoning district on the Zoning Atlas.
- If your property is in a base district, look at Chapter 3 Districts to determine whether the use is allowed and to review the dimensional standards that apply to your property.
- If your property is in an overlay district, go to Chapter 4 Overlay and Special Districts to determine whether the use is allowed and to review the dimensional standards that apply to your property.
- Consult Chapter 5 Development Standards for additional information related to your project.
YOU HAVE A USE, BUILDING, SITE OR SIGN THAT IS NONCONFORMING:
Existing uses, buildings, sites, and signs that met the rules when they were constructed, but do not comply with this development code are considered nonconforming. See Chapter 7 Nonconforming Uses for further details.
I WANT TO CHANGE MY ZONING DISTRICT:
Only the governing bodies may rezone property – following public notice and hearings. See Chapter 8 Administration and Enforcement, Section 9 for details on the procedure.
I WANT TO SUBDIVIDE MY PROPERTY:
Property can only be subdivided in accordance with the procedures in the development standards in Chapter 5 Development Standards and the City of Lebanon Subdivision Regulations document.
